Project: Residences of Sawmill Creek

(Sarnia, Ontario)

Client: Downing Street Group

 

Downing Street Group retained BMA to master plan and manage the development of a premium golf course community on a quality links style golf course in the southwestern Ontario market. 

 

The community includes detached/attached singles, private open space, considerable resort amenities and the existing golf course. The residential enclaves consist of 3 clusters totaling 120 homes on 18 of the 125 acres. The first cluster is nearing completion.

 

BMA’s development management contributions included project launch marketing and sales, processing planning and engineering applications, land servicing, overview of building operations and condo registrations.

 

The community has attracted purchasers from the local market as well as the west end of the Greater Toronto Area. 

Project:  Residences of Lora Bay

(Thornbury, Ontario)

Client: Heathwood Homes

 

BMA was retained to evaluate the overall master plan for the Lora Bay community relative to the initial phase of development by Heathwood Homes. The master plan was modified relative to a wider variety of product type from coach homes to smaller and larger detached lots including the relationship with the golf course and existing Georgian Trail (former rail line) which serves as walking and bike trail. The plan proceeded with private condominium roads and unique engineering standards. 

 

The community was well received by the marketplace.   

Project: L'Aiglon Golf Community,

La Bête Golf Club

(Mount Tremblant, Quebec)*

Client: Destination Land Corporation

 

The L'Aiglon golf community is set within the La Bete golf club (designed by Graham Cooke) with 125 attached resort homes and resort amenity centre.
BMA managed the ongoing marketing and sales functions, overall project financial reporting, and master planning for next phases of the community. 

Project: 34 Bayfield Avenue (Meaford, Ontario)*

Client: Destination Land Corporation

 

Destination Land Corp sought BMA’s expertise to develop a 36 unit mid-rise condo on the waterfront in downtown Meaford (in the Georgian Triangle). BMA’s responsibilities included obtaining zoning and site plan approval, overview of marketing and sales functions, coordination of the design team and contractor, construction monitoring and construction draws and condo registration.

 

The beautiful waterfront location appealed to the empty nester and resort market.

Project: The Lake Joseph Club

(Muskoka District, Ontario)

Client: ClubLink Corporation

 

BMA worked with the overall ClubLink team to develop this flagship golf resort destination on the former Elgin House resort property at the confluence of Lake Joseph and Lake Rosseau in the heart of the Muskoka resort district.

 

The renewed resort consisted of a championship 18-hole course, a 9-hole academy course (both designed by Tom McBroom), golf clubhouse, a waterfront restaurant complete with a significant dock facility, 24 luxurious golf villas and related support infrastructure on a 421 acre (170 ha) property.

 

BMA also participated in a master plan exercise outlining a further build out of resort accommodation. The conversion from historic resort to a marketable resort real estate asset was tied to a carefully articulated revised zoning for the property.  

Project: The Residences at King Valley Golf Club

(King Township, Ontario)

Client: ClubLink Corporation

 

King Valley Golf Club is located on Dufferin Street, just west of Aurora, in King Township. An application was submitted for 80 homes adjacent to the 10th hole and practice facility at the golf course on the 150 acre site.

 

The application was resolved at the Ontario Municipal Board with the community consisting of 55 homes, 10 resort type units (short stay occupancy) and a private amenity building with swimming pool.

 

BMA’s contributions included land planning, management of planning applications (local and Region of York) and the OMB hearing, as well as coordinating all technical aspects of the development such as a unique communal service system that utilizes the golf course irrigation system for dispersal of treated effluent.

 

The community was built out by a quality Toronto builder and is now complete.

Project: The Residences at Emerald Hills

(Whitchurch-Stouffville, Ontario)

Client: ClubLink Corporation

 

Emerald Hills Golf Club is in the prime Highway 404/Bloomington Road area of Whitchurch-Stouffville on Warden Avenue. 100 acres to the north of the existing 18 hole course (designed by Rene Muylaert) were purchased to provide for an additional 9 golf holes and a residential enclave. The additional holes were integrated into the existing golf course (by Tom McBroom) on a total of 300 acres.

 

BMA contributions included joint land planning with the golf course architect, management of the planning and engineering submissions and securing all local and regional approvals for the community. The project resulted in 64 executive homes, 10 resort type units (short stay occupancy), a private amenity building and swimming pool and related servicing infrastructure.

 

The community was built out by a quality Toronto area builder and is now complete.
